The Croydon Project is the mixed-use regeneration of Croydon town centre. Led by URW as master developer, it will transform Centrale, Allders, the Whitgift Centre and North End, helping restore Croydon as South London’s economic and creative capital.

The project aims to create a modern, mixed-use town centre with new homes, generous public spaces, improved routes, upgraded retail, restaurants, cafés, leisure and cultural spaces. Our ambition is for a restored, vibrant and sustainable town centre, and a place active from day to night.

The masterplan is expected to deliver around 2,500–3,000 diverse and mixed-tenure homes. These homes will help create a new town centre community, supporting local shops, restaurants, leisure spaces and public places.

Allders is one of Croydon’s most iconic buildings. Allders Parade has reopened with pop-up shops and restaurants. Longer term, we want to reimagine Allders with a new use while preserving and upgrading its historic frontage.

A new central public square is proposed on the south of the current Whitgift site. It would create a new heart for the town centre, with shops, restaurants, planting, lighting and flexible space for events and music.

The project aims to create flexible spaces for culture and leisure, bringing more life and activity into the town centre day and night. Ideas from consultation include music venues, art galleries, performance areas, pop-ups, sport and music.

Yes. Shopping will continue to play a crucial role in Croydon town centre. Centrale will provide a modern mall-style experience, North End will remain the central High Street, and the redeveloped Whitgift and Allders will include shops, cafés, restaurants and leisure.

The Croydon Project is designed as a phased project, so improvements can be delivered in stages. Early progress is already visible through Allders Parade, with further work planned for North End, Centrale and redeveloped Allders. The Whitgift masterplan will be the main area that sees significant redevelopment and new buildings built.

The Croydon Project will be delivered in phases over 10-15 years when construction starts. We are aiming to submit a planning application for the Whitgift and Allders masterplan at the start of 2027, with an aim to start on site in 2029.

Public feedback is central to The Croydon Project and has already helped shape the evolving masterplan.
